01 Concept Creation

Some clients arrive with a fully-formed vision. Others start with a feeling — a stretch of coast, a way of living, a lot they've driven past for years.

Both are the right place to start. We sit with you early, ask the questions that matter, and shape a plan that fits your land, your family, and your budget before a shovel moves.

02 Budget Generation

Your budget is the frame every decision hangs on. We're honest about what things cost on this coast — where the money matters most, and where it doesn't. We work with subcontractors we trust, people we've built alongside for years, and materials that will still be standing after twenty years of storms and salt air. Price matters. What you get for that price matters more.

03 Full Design

Design on the Forgotten Coast isn't like design anywhere else. Wind loads, flood elevations, the way the light moves across a porch at different times of day — it all matters. We work with designers and engineers who have built on this coast for decades.

We don't just know the code. We know the place.

04 Permitting

Building in Cape San Blas means clearing more agencies than most people realize — county, state, DEP, coastal construction control lines, flood zones. We've walked every one of these permits a hundred times. We know what each department wants, what triggers a resubmission, and what gets a project approved the first time.
